Bailey Island Club is an anomaly. Designed by KBS, this 32-lot residential development is based on the fundamental idea that we can live in harmony and balance with nature. Carefully planned and managed land development resulted in the preservation of significance. Bailey Island, located on the southwestern border of Charleston County along the South Edisto River, is recognized as one of the most significant properties in the ACE Basin. The island is dominated by a globally imperiled forest type, the South Atlantic Inland Maritime Forest.

The Maritime Forest on Bailey Island ranks among the finest examples of this natural community on the entire Southeastern cost of the United States. Working with a private developer, KBS was able to provide 32 homesites while preserving 403 of the 671 acres island. Island amenities include miles of meandering trails with forest and marshland views, a community dock and boat launch, freshwater fishing ponds, and caretaker’s cottage.
