Averyt is a master planned community representing a public private partnership between Fairfield County and a private developer.

This project is a traditional neighborhood development oriented around I-77’s exit 32 and the Fairfield County mega industrial site. Averyt is intended to attract a high talented/skilled workforce and create an environment to encourage additional private industrial, commercial, and residential development in rural Fairfield County. The proposed master plan features a new mixed used town center, an 85-acre regional tournament sports venue, a 50-acre freshwater lake, and 180 acres of well-preserved natural hardwood forest. The preserve will provide nature-based recreation and feature an exclusive conference center and event venue. The combination of uses will ensure a vibrant and active community with something for all families young and old, visitor's and resident's alike.


Averyt will contain a mix of commercial (boutique hotels/shopping/dining), low, and high-density residential uses all intertwined within active and passive parks. The recreation portion of this community will provide visitors and residents competition level baseball, softball, and soccer facilities. Supplementing the active recreation area will be miles of walking, hiking, biking trails, picnicking, boating, and other passive recreation events. KBS was responsible for master planning and conceptual renderings.
